1. Make sure the street number is visible. On the mailbox and on the house. The last thing you want is for potential buyers to have trouble finding your home. Of course, the powder blue Beacham & Company sign will help, but you want them to be in a good mood when they arrive and last time we checked, driving up and down a street looking for a house is a sure fire way to turn a good mood, bad.
2. How does your mailbox look? Does it look like it was put in when your grandparents were in diapers? Buy a new one or spruce up the old one. Is it still leaning to one side from that time your 15 year old hit it learning to back out of the driveway? It might be a good memory for you, but to prospective homeowners, it’s far from endearing.
3. Make sure all of the outside lights are clean, matching, and in working order. Bugs like lights. Sometimes, so much that they fly inside of them and never come out. You might not have noticed this, but Bob the Buyer will. Clean all of the lights that are visible from the street and turn them on at night. Potential buyers can drive by your house at any time of day, including night time.
4. Dress up the Drive Way. Powerwashing can be a fun! If you don’t think so, get someone else to do it. Powerwashing is the bare minimum. It also helps to line the drive with bricks or stones. If you really want to go all out, you can reconstruct it completely to make an even bigger difference.
5. Plant Flowers and Greenery. Would you rather watch a movie in black and white or color? That’s what we thought. Adding pots full of colorful flowers, planting some green bushes, mowing the lawn, and pruning the plants you already have can make a huge difference. Also trim any branches that are close to the roof or the house. No one likes to live in a concrete jungle, but they’re not trying to move into the actual jungle either.
6. Replace and clean out the gutters. We’re talking to all those husbands out there that have been telling their wives they were going to do this for the past three months. It’s time to do it! Falling leaves are nice. In the fall. Not when they’re still wedged in the gutter two seasons later.
7. Paint! Paint! Paint! Like we said in our post,How to Prepare for Potential Buyers, “Never underestimate the power of a fresh coat of paint.” You think you’d notice if the paint job on the outside of your home was dingy. Yeah, just like you noticed when the person who shares an office with you lost 10 lbs. When something changes gradually, we don’t notice, but we promise you will when the shutters and outside trim are freshly painted.  
8. Clean the all of the windows. Inside and out!
9. Add something festive to the front door like a wreath or a flag. You want your home to look livable. You want future homeowners to be able to see your house as a place that they could live. We don’t mean put an above ground pool or a swing set in the front yard. But sometimes, a little ornament can make a house into a home.
10. The Front Door. As usual, we’ve saved the best for last!!! The best being the most important. The front door is probably the first thing your prospective buyers are going to identify with. Do something to make it look like a door they want to open. Paint it a color that pops. Make sure to try it out on a poster board and tape it to the door to see how it looks before painting the whole thing. Replace all of the fixtures. If you replace the knobs, locks, etc., it will give a whole new meaning to the phrase shiny and new. Think about how much better a dress can look when you add a necklace.

So that’s our advice on curb appeal and take it from a group of realtors who’ve seen it all. Remember curb appeal starts when the street stops. The side walk in front of your house counts, too. Think of it like wearing a tuxedo with flip flops. People will notice if there’s a neon orange cone on the side walk in front of your house or if the paint on the fire hydrant is peeling. Start at the mailbox and stop at the front door.

His creative journey began in New York, where he studied at NYU and then, continued to expand his knowledge at Yale University. He pulls inspiration from all facets of the music world, including some of his favorite artists such as the Beatles, John Coltrane, James Brown and Mahialia Jackson. He marries his roots in these genres with his innate love of gospel and spiritual music that he grew up listening to. All of his inspirational influences are diverse, but each one a note on the same measure, coming together to produce a seamless sound that reminds those who hear it what music ought to be. Those who are familiar with his work say Singleton doesn’t aspire to create a sound that brags on his own musical talents yet he puts the ear of his audience first always.

1. Neutral colors are key – When you walk into a room that looks like the inside of a McDonald’s play area, it makes it harder for potentials to visualize themselves and their things in your home. Stop thinking about your home as YOUR home and start thinking about it as a blank canvas for a potential buyer. It’s much easier to paint on a colorless canvas.

2. Your walls can’t speak, but the radio can – play some soft music in the background. It’s always good to hit on all of the senses. If your home tastes, smells, and sounds good to a perspective owner, they’ll associate your home with the good feelings they got while they were in it.
3. Remove things that people might want – You know those custom-made curtains in the dining room that every guest who enters your home comments on? If you want to keep them, take them now before your home’s next buyer can’t imagine owning the house without them in it.
4. Don’t shove it under the bed – Shove it into a storage unit. Potential buyers are nosey. If you don’t think they’re going to look there, they’re definitely going to look there. While you might think it’s a brilliant idea to wedge your sporting goods into the hall closet, you’ll be singing a very different tune when your snow skis tumble out onto the head of a prospective homeowner. Get a storage unit for this stuff. Same goes for the Tupperware cabinet.
5. If you have pets, don’t let potential buyers know – We know that your furry friends are part of your household, but that doesn’t mean it should smell like them. Get the carpets cleaned or replaced and then, invite your most blunt sensitive nosed friend over to tell you if there’s any hint of Rover’s pet dander in the air. Also, hide the evidence; leashes, collars, litter boxes, cages, bones, BEWARE OF DOG signs, etc. Put them in the storage unit with the snow skis and the Tupperware.

6. Repair minor things – You know the side door that requires a little elbow grease to lock it? Use a lot of elbow grease and fix it for good along with any other small things that have been on the backburner since the day you moved in.
7. De-personalize – Your Grandmother’s urn and that creepy portrait of you as a toddler have got to go. Into your new home, we mean. While we agree that all of your family photos and heirlooms add character, you don’t want potential buyers to see your current house, you want them to see their next home.
8. Curb Appeal – The moment that a potential homeowner drives up to your house, they already know whether or not they’re excited to step inside. Remember to move the garbage cans. Add color by planting some flowers. Paint anything that looks dingy. Mow the lawn.

9. Lighten Up – Be sure all of the light bulbs are working. If they’re not replace them. Maybe even add an extra lamp or two to brighten up the tone of your house.
10. Pull a Bob Barker and be sure the Price is Right! – We know you think your home is priceless but, a potential buyer won’t. This is something you’ll definitely need help with. The longer an overpriced home sits on the market, the more it becomes old news and the less likely it is to sell.
11. Get a maid – Sometimes, it pays to pay. Even if you’re OCD about how your house looks, chances are you’re not as good at cleaning house as someone who gets paid to do it. It’s the little things that amateurs forget, so if you’re going to do it yourself, don’t forget the details like dust on ceiling fans, blinds, the television etc.
12. Be the Buyer – Step outside of your shoes and into a potential buyer’s. Criticize yourself and your home. Just because it’s your space doesn’t mean it has to be personal. Be objective. Helen Homebuyer might not find the chip in the front banister as endearing as you do.
13. Say “No” to Clutter – Remove any extra furniture, toys, etc. Sometimes, removing all of the small things can make your house look bigger. It’s always good to show that your home is livable, but we don’t want prospects thinking that it’s too lived in.
14. Never underestimate a fresh coat of paint – If the white picket fence that hugs your home is responsible for bringing out the charm, make sure it’s actually white. You’ll be surprised how much a coat of paint can brighten up your home.

15. Wake up and Smell the Roses. Literally. Herman Househunter doesn’t know how much smell affects his perspective. Put real flowers on the bedside tables or light some candles. Bake some bread, apple pie, or chocolate chip cookies. When the potential buyer steps inside, they may not comment on the smell, but we guarantee they will have a lot to say if it smells unpleasant.
16. Spruce up Everything, even the Kitchen Sink – Be sure to put away all of your dishes; don’t leave the dishwasher or the sink full. Dirty dishes are the last thing a potential homeowner wants to see. Take everything off of the fridge. We totally agree that the crayon rendering of the whole family is refrigerator material, but let your home’s next owner imagine his family’s artwork on it.

17. Bedroom – Make sure your beds are made and your clothes and clean and put away. Potential buyers shouldn’t be able to figure out the dynamics of your morning routine by looking at your bedroom in disarray.
18. Be sure your home looks so good they can taste it – Leave the fresh baked chocolate chip cookies on the kitchen counter as a treat. This will make your home seem more livable and if they’re eating something they like, they’ll like your home.
19. Make sure your home looks good at all times of the day – A serious buyer will want to see what vibe your home gives off at all times of the day. Make sure it looks good in the morning with no make-up. You know what we mean.

20. Bathrooms matter, too – Always check the bathtub. Especially the ones you don’t use. Snoopy prospects are definitely going to look behind the shower curtain and in the drawers. They might even turn your shower on, so make sure everything is in perfect working order.
21. Ask the experts – We saved the best for last. Don’t try this at home! Get a real estate agent to help guide you through the process. They’ll help you clean up your home by doing the dirty work. It’s just like anything else. If you want to redo your kitchen, you hire a builder. If you have a plumbing problem, you call a plumber. If there’s a problem with your fuse box, you hire an electrician. Buying and selling your home is no different. Stick to your day job and let us do ours.

On May 10th, pianist Leon Bates performs Gershwin’s glorious Rhapsody in Blue and Robert Spano conducts the world premiere of Different Rivers, by Alvin Singleton, the Orchestra’s former composer-in-residence. Copland’s Third is the perfect closer with its beloved Fanfare for the Common Man and renowned finale.

This weekend, Piedmont Park will host the 76^thAnnual Atlanta Dogwood Festival. Since 1936, the Dogwood festival has been inspiring Atlanta’s springtime one artist at a time. Friday afternoon when you get off work and are in the mood for a drink and a good laugh, give your favorite Friday Happy Hour joint a rest and head over to The International Stage at Piedmont Park.  The Dogwood Festival is kicking the weekend off with the Dogwood Comedy Fringe: The Art of Comedy stand-up competition. From 8 until 10:00, the winners of the preliminary competition that was held at Laughing Skull Lounge (which we featured in our 101 Cheap Things to Do in Atlanta blog post) will be battling to see who can bring you to tears with laughter. Get your $12 tickets now, or pay more at the door. It’s 21 and over, but for only $12, you’ll be able to pay your babysitter some overtime. While you’re there be sure to get your hands on an ice cold Laughing Skull Beer, made by Atlanta’s very own Red Brick Brewery (we have a blog post on them, too).

When he’s not rushing around the set of Top Chef trying to figure out how he’s going to cook eggs in a microwave, he’s at home in Athens with his wife, Mary, and two daughters, Beatrice and Clementine. He speaks affectionately of all three. When asked who cooks at home. He explains that he “travels a lot, but he does cook when he’s home,” he’s quick catch himself, though, adding that his wife is a good cook, as well.

Originally from Ottawa, Canada, Hugh actually spent some of his early childhood here, in Atlanta, in a house on Rumson Road and attended Christ the King. Now, a year and half after the opening of his first big city restaurant, everything has come full circle. Hugh made an amazing point about Atlantans, and the way we respond to new restaurants, “we’re just as good at opening them, as we are at closing them.” But now, he points out, that we’re finally distinguishing ourselves. “For so long, restaurants in this city were opening up with a lack of authenticity. There’s a food consciousness that’s taken hold in the past few years. It’s a big fight against 50 years of convenience. Athens and Atlanta are in an amazing age of agrarian culture. We [are realizing that we] have to support all of those things if we want to see them exist in 20 years,” Hugh explains. While everyone else keeps throwing around the term farm to table, Hugh “prefers to be thought of as the restaurant that supports their community.”

The food at ESS has a Southern theme with a French twist. “I’ve always been taught to cook within my vicinity,” Huge says. “It’s Southern food looking through my prism of French food.” If you want to take crack at Hugh’s cooking style, pick up a copy of his first cookbook, A New Turn in the South: Southern Flavors Reinvented for Your Kitchen.

When you leave Empire State South, not only will you be talking about the food, but you’ll be talking about the service. If you have a question, rest assured that your eyes won’t be met by a blank stare and a server who’s never tried a single dish on the menu. Taking into account all of the things that go into opening a restaurant (i.e finding a location, creating the menu, getting the funding, etc.), you would think the staff would be the least of their worries, but at ESS, they higher with care. “My biggest challenge is making sure my entire workforce loves what they do and not because they are forced to love it,” Hugh explains.  “The hardest thing  is finding the right people to populate the restaurant. People who have appeal, who work hard.”

There’s something to be said about the fact that all of Hugh’s restaurants are places where people fight for an opportunity to work. All of the servers are people who you want to talk to, people who you want to come back and see. There’s not a dull personality in the house. They hand pick people who like what they do, who take it seriously, who are dynamic, fun people that you want to be around.

While Hugh is adamant about Atlantans forming their own opinions of ESS, he wants “to be thought of as the neighborhood block parent.”  He wants Atlantans to think of ESS for all different occasions, “the place you love all the time, and not just once a year.”  No matter what the occasion, no matter who you are, “whether you want to spend $80 on a ten course meal or $4 on a coffee so you can sit and do some work, you’re welcome [here].” Hugh says, with sincerity.

The beam ceilings in the living room are phenomenal. The doors open up to a beautiful hallway that brings in the sunlight.

The untouched brick is such a unique characteristic of this home. It adds a natural element of color that is so often painted over and never seen.

The combination of the naked brick and the beautiful hardwoods give this home so much personality.
