Once you and your agent have prepared your home to be listed, it is now time for potential buyers and their agents to visit your house for showings.

During this time, it is important to keep your house “showing ready.” This means keeping the house clean and clutter-free so potential buyers can see all of its best features.

Your agent at Erin Yabroudy & Associates will list your house with the multiple listing services, where it will appear on all major real estate websites, including Realtor.com, Zillow, and Trulia. We also initiate various other marketing efforts, including social media posts, email blasts to hundreds of agents, targeted contact for relevant agents, postcard mailings, neighborhood newsletters, and advertisements in relevant print marketing such as Atlanta InTown Magazine, Northside Neighbor, and Ansleyphile.

​​​​​​​Your agent will then work closely with you to schedule showings, discuss feedback from potential buyers, and continually observe the market to best guide the sale of your house.

Under Contract

Being under contract means you have received and accepted an offer of purchase on the property you’re selling.

​​​​​​​The first step in the contract process is the due diligence period. This usually occurs 7-14 days after you are under contract. During this time, the buyer inspects the property and a list of any needed repairs is negotiated. Just as in contract negotiations, your Erin Yabroudy & Associates Agent will work on your behalf and advise you based on their extensive experience.

At the conclusion of due diligence, your agent will help you complete any negotiated items in the contract, get ready for closing, and prepare you for your own move!

The timeline for accepting a contract and closing is typically 30 days. We are experts in this process — from negotiation, setting up contractors, and completing contract stipulations, to keeping you and your “deal” on schedule for a smooth and easy road to the closing table!
